The aim of this study is to explore how artificial intelligence (AI) influences the property valuation process within the Swedish real estate profession. Based on qualitative interviews with three real estate agents, three sellers, and three buyers, the study investigates three core aspects: automation of valuations, anchoring effects, and the impact of AI-generated valuations on both real estate professionals and clients. The theoretical framework is based on concepts such as anchoring bias, algorithmic bias, and information asymmetry. The findings reveal that AI currently serves primarily as a support tool rather than a standalone decision-making instrument. AI-generated valuations are often used as an initial guide but are not sufficient without professional human judgment. The anchoring effect appears frequently, as both agents and clients are influenced by the first AI-produced estimate. There are also concerns about algorithmic bias, especially in areas with limited data or unique properties. AI is found to reshape the client-agent relationship, requiring agents to take on a more pedagogical and advisory role. Respondents highlight the continued need for human expertise to interpret qualitative factors and build trust. The study concludes that AI holds potential for improving valuation efficiency, but must be applied carefully and in collaboration with professional judgment.
