Riding the Next Wave: A Case Study of Areim's Acquisition of EcoDataCenter

Over the last decade, the Nordics have witnessed a rapid expansion of data center development driven by an exceptional match between site selection criteria and Nordic market characteristics. This has led Nordic-based real estate and infrastructure private equity funds to explore data centers. One of these funds is Areim, a Swedish real estate private equity player that invested in data center developer EcoDataCenter in 2018. The aim of this paper is to understand the key factors that led to the investment decision, as well as the strategies and circumstances that led to the successful buildout of the EcoDataCenter platform. By employing a case study methodology based on interviews with executive management at Areim and EcoDataCenter, the paper gives an up-close insight into the strategies and decision-making within data center private equity. The paper has four main findings: (1) Areim invested into Swedish data centers to gain exposure to the data growth and sustainability mega-trends as well as Sweden's attractive location in terms of renewable and cheap power; (2) EcoDataCenter's unique state-of-the-art sustainable offering and attractive build-site were key investment criteria; (3) Areim built an in-house platform with industry experts while handling capital raising at the ownership level which enabled the rapid expansion of EcoDataCenter; (4) Under Areim's ownership, EcoDataCenter underwent a full commercial restructuring which shifted focus to hyperscale and AI-native customers which opened access to larger expansion opportunities. We conclude that the investment in EcoDataCenter has been highly successful due to Areim's platform approach and external market factors.
