This thesis investigates how energy use in a commercial building located in a cold climatecan be analyzed and improved through data-driven operational optimization of existing technical systems. The study is conducted as a case study of the property Staben 2 in Östersund, Sweden, and is based on operational and energy data measured from the full year of2025. The aim is to identify inefficient operation and propose realistic measures to reduceenergy use, operating costs and climate impact without major investments.The methodology combines energy data from the building’s monitoring system with detailed analysis of operational logs and supplementary sensor data. The measured specificenergy use of the building amounts to 89,2 kWh/m2 Atemp, indicating relatively goodenergy performance while still revealing potential for further optimization through improved control strategies.The results show that the garage ventilation system is already highly optimized, operatingonly a few hours per year, and therefore does not constitute a relevant target for furthermeasures. In contrast, the main ventilation system and the heating distribution systemshow clear potential for improvement through demand-controlled airflow, temperature-dependent ventilation strategies and more efficient circulation control. In addition, the analysis identifies a significant overdimensioning of the building’s main electrical fuse, allowingfor substantial cost savings through fuse downsizing.Overall the study demonstrates that operational optimization measures are often highlycost-effective and can deliver significant benefits without extensive technical modifications.By basing energy efficiency efforts on actual operational data, unnecessary investments canbe avoided and resources can be directed to measures with the greatest impact. The findings are considered applicable to other commercial buildings in cold climates and providea practical basis for continued energy optimization work.In cold climates, where space heating and ventilation dominate the building’s energy balance, the impact of operational inefficiencies is significantly amplified. Even realtively smallimprovements in control strategies can therefore lead to disproprtionately large reductionsin energy use, peak demand and operating costs.
