Purpose: The purpose of the study is to investigate the cost and climate impact of apartment blocks, built with cross laminated timber. In the study, a comparison is made with concrete, which is the most common frame material. The purpose of the study is to increase awareness of opportunities and challenges for apartment buildings in timber. Method: The master thesis is based on three methods, a literature study, an interview study, and a document study. The literature study includes previous research on the subject area. An interview study was conducted to capture subjective views on construction with timber and concrete. The document study includes a cost and climate calculation for a reference project called project Alm. In the document study, two frame alternative for project Alm are studied, a concrete frame and a frame in cross laminated timber. Conclusion: The study shows that an apartment building with a concrete frame is more cost-effective to build compared to a frame in cross laminated timber. The cost calculation from Project Alm indicates that the frame in cross laminated timber is 27 percent more expensive compared to the concrete alternative. The result implied that the increased cost is due to a higher material cost, more supplementary work and lack of knowledge that results in increased project time and risk premium. Furthermore, the study shows that the timber frame has a lower climate impact compared to a concrete frame in the construction phase. The climate calculation indicates that the concrete alternative emits 6,8 percent more carbon dioxide equivalents in the construction phase compared to the frame in cross laminated timber. This is mainly because the emissions are higher in the production of concrete. To increase the success of timber in the construction industry, timber needs to become more cost efficient. We mainly believe that a greater dissemination of knowledge needs to take place in the industry and that the market for cross laminated timber needs to be broadened.
