Sammanfattning

The purpose of this report is to examine which energy efficiency measures could be implemented in the residential buildings owned by the Nyby Gård housing cooperative in Uppsala. The cooperative owns 214 apartments, divided among different buildings, and the task is a theoretical study to explore which measures could be taken to reduce the energy demand in the apartments. In addition to how energy demand is affected, the report also examines the climate impact and economic profitability of the proposed measures. To gain a better understanding of the topic, a literature study was conducted. The technologies behind the proposed measures were studied, as well as how the simulation program and key indicators function. The literature study forms the basis for the chosen methodology, as well asfor the selection of the key indicators presented. The chosen method not only illustrates how the measures affect energy demand, but also how energy demand has changed over time due to system contamination, such as dust particles in the heat-exchange units. The simulation program used is called VIP-Energy, which is utilized to study the energy needs of buildings. The simulations were carried out in different phases, referred to in the report as scenarios, which present a timeline for the buildings at Nyby Gård.The first simulations, referred to as Scenario 1, reflect the buildings as they were when originally constructed, followed by simulations of the current state called scenario 2 and finally the buildings with the implemented measures called scenario 3. The results presented show that depending on the design of the building, various measures canbe more or less effective. The conclusion drawn is that cleaning and maintenance of the heatingsystem are important and contribute to significantly lower energy demand. These measures arealso inexpensive compared to replacing components of the system. Larger investments thatwere studied, such as sealing the building envelope and replacing the ventilation system, arecurrently not economically viable but developments in technology and new regulations in thefuture could make them more profitable. The report is intended to serve as a preliminary study to identify which measures should be taken further. The recommendation is that if an energy renovation is to be undertaken and one of the proposed measures is selected, physical testing would be necessary to obtain a more realistic understanding of the impact on energy demand.
