The real estate sector is currently undergoing a clear transformation, where increasing demands for sustainability, energy efficiency and reduced climate impact are driving the development of more digital solutions in property management. Technologies such as sensors, IoT and artificial intelligence (AI) are often highlighted as key tools for improving operational efficiency and optimizing energy use. However, despite these widely discussed opportunities, there is still uncertainty about how these solutions are actually implemented in practice and how real estate companies balance investments against sustainability goals. Previous research has largely focused on the technologies themselves and the measurable effects they can deliver, while less attention has been given to how decisions about adopting new technologies are made within organizations. This reveals a clear research gap that this study aims to address. Through qualitative interviews with energy managers and property executives, the study takes a closer look at how digital technologies for energy efficiency are adopted, what barriers and drivers exist, and how real estate companies think about balancing cost efficiency with climate benefits. The results show that decisions regarding digital technology often involve complex trade-offs between short-term costs and potential long-term gains. Economic uncertainty, high initial investments and organizational factors, such as a lack of relevant expertise and internal priorities are identified as key barriers. At the same time, the findings indicate that digital technology holds significant potential, but realizing this potential requires clear and structured decision-making processes, as well as a long-term perspective that can be difficult to maintain in an industry often focused on immediate results. In this way, the study provides a deeper understanding of how real estate companies reason about these investments and how they practically attempt to balance cost control with the climate benefits that digital solutions can offer.
