AI in Swedish Real Estate Valuation : Exploring the Gap Between Potential and Practice

This thesis explores the current and potential role of artificial intelligence (AI) in commercial realestate valuation in Sweden. Through a comprehensive literature review and eleven semi-structuredinterviews with valuation professionals, credit analyst and software developers the study identifieskey benefits, challenges and perceptions surrounding AI adaptation. The literature highlights AI ́scapacity to increase efficiency, accuracy and standardization, particularly through mass appraisalmodels and explainable AI. However, interviews reveal that Swedish valuers remain cautious,emphasizing the need for transparency, ethical responsibility and human judgment. Using the UnifiedTheory of Acceptance and Use of Technology (UTAUT/UTAUT2) and Diffusion of Innovations (DoI)as theoretical frameworks, the findings indicate that while AI holds significant promise, its adaptationis still in an early phase. The gap between technological potential and industry practice underscoresthe importance of regulatory clarity, organizational readiness and trust-building for successfulimplementation.
