Återbruk av byggnadsmaterial i ombyggnadsprojekt : En ekonomisk och klimatmässig analys av byggnadsmaterial i S-huset

Sammanfattning

Purpose: The aim of this study is to analyze the extent to which the reuse of materials used in interior walls, such as gypsum, building boards, insulation and structural elements, is economically and environmentally beneficial in a renovation project, compared to conventional new production. This is particularly relevant in the context of adaptive reuse, where more sustainable material strategies are needed. Method: To answer the research questions of this thesis, a quantitative case study was carried out for the renovation project Shuset on MDU’s campus in Västerås. The case study was complemented by literature studies and document review. To perform the calculations, drawings and BIM-models and other project information provided by NCC were reviewed. Results: The results show that reuse leads to a reduced climate impact and that by applying certain measures and material choices, emissions can be reduced by up to 70%. At the same time the economic analysis shows that the costs varied depending on working methods and material choices. For example, the cost increased by up to 180% when reusing plasterboard, while the cost was reduced by 5,4% by using circular materials. In addition to the advantages and disadvantages that have been analyzed from an economic and climate perspective, practical challenges could also be identified when reusing. The challenges are mainly linked to increased requirements for storage space, more complex logistics and increased time consumption. Conclusions: The conclusions show that reuse is beneficial in terms of climate in all scenarios. While the reuse of building materials can reduce the material costs, the additional work needed to make it possible contributes to a significant cost increase. A combination of reuse and the use of circular materials may therefore be a viable approach for future projects. To increase the competitiveness of reuse, several steps can be applied, such as earlier planning and the development of more efficient work processes. The study shows that reuse has a great potential to reduce the climate impact of the construction and real estate industry, but that its economic conditions, as well as practical and organizational challenges, currently limit its wider implementation.
