Digitalisation in property management: Organizational changes after implementation of internet of things The aim of the study is to explore the organizational transformations that arise when Internet of Things (IoT) is introduced into operations. The research is based on a qualitative method, including six semi structured interviews with respondents in leading digitalization roles within Swedish property companies. The theoretical framework is based on the theory of dynamic capabilities, which allows for analysis of how organizations identify opportunities (sensing), act upon them (seizing) and restructure their operations (transformation). The results show that companies are highly aware of technological opportunities related to data driven decision making, energy efficiency and operational optimization. However, their ability to turn opportunities into practical action varies. While some organizations make strategic investments and develop new roles within the company, others struggle to scale up digital project and complete the transformation process. Changes are evident in internal communication as well as in skill requirements and responsibility structures. The study demonstrates that IoT is not merely a technical shift within organizations, it requires deep organizational adaptation. In order to succeed with IoT implementation, companies must not only invest in technology but also develop internal capabilities within the company to enable them to combine a broad set of skills and work toward shared goals.
